A 36 single family housing development on 18-acres next to Grafton Land Trust property is to be proposed to the Board of Selectmen later this month.
Located at 21 Wheeler Road and 106 Brigham Hill Road, near the Community Harvest Project property, the proposed “Fieldstone Farms” will include 27 homes set at market rates plus nine affordable housing units earmarked for consideration under the state Chapter 40B provision. The developer is former Selectman Peter Adams operating as Fieldstone Realty LLC.
According to a MassHousing application filed with the town, the homes will range in size from 2,020 square feet to 2,417 square feet each. If approved it will be hooked up with town water, sewer, gas, and electricity. The project will use approximately 1,550 feet of new roadway sidewalks and a storm drainage system, the application read. It also said 0.4 acres would not be developed because it is designated as wetlands.
According to documents filed with the town, “No portion of the property is located within an area mapped as Estimated and Priority Habitat by the latest edition of the Massachusetts Natural Heritage Atlas.”
The plans will be presented to the Planning Board on July 11, the Board of Selectmen on July 12 and then the affordable housing committee on July 13 during the application’s presubmission phase, Town Planner Joe Laydon and Assistant Town Administrator Doug Willardson said.
Project concerns from at least one resident has already been voiced saying it would “abut significant acreage of conserved land” and would be out of character for the area. “As a frequent user of the Grafton Land Trust trails it would permanently alter the experience of visiting Gummere Woods and Marsters Preserve,” said Wayne McAuliffe. In a public comment filed with the Planning Board on June 27 he added, “I am in opposition of the proposed dense development currently under review. Please consider the character of this area of North Grafton and all of the abutting conservation properties when reviewing this proposal.” McAuliffe is also program manager for Community Harvest Project which abuts the proposed project.
